Baiting System
Our prescription treatment utilizes ALL the most effective products and
techniques available. We have a unique and progressive treatment plan
that incorporates both types of treatment methods listed above. The goal
is to minimize termite pressure on your home and provide early intervention
for infestations. This policy accompanied by a Damage Contract insures
you that your home is under the best protection possible.
The following is an outline of our procedures
and treatments. We feel that we have created an exceptional method to
give you the ultimate in termite protection.
1) Liquid Intrusion
-- A liquid repellent termiticide is applied to the most vulnerable areas
of your home such as water lines, electrical lines, etc. This provides
vital protection for these areas.
2) Bayer Outpost installation -- Upon completion of construction
a "Bayer Outpost" baiting system is installed around the
perimeter. The system is monitored every 90 days. If termites begin feeding
an auxiliary station is installed in the proximity, which contains chemical
bait used to eradicate the colony. The system will be monitored every
30 days until the colony is destroyed. Once extermination has been completed
the monitoring returns to every 90 days.
3) Monitoring -- During our visits we will perform external property
inspections. If evidence of termites is discovered we will immediately
apply liquid treatment the infected area. This liquid may be a repellant
or non-repellant such as Termidor.
4) Interior Inspection -- An additional inspection will be performed
every 18 months. We will inspect the water lines, adjoining slabs, any
crawl spaces and other areas prone to attack. Any infestations discovered
will be treated with the safest and most effective method depending on
the location.
5) Additional Treatments -- Every 4 to 6 years the exterior of
your home will be treated with a liquid termiticide.
**If at any time 4 or more
bait stations have activity simultaneously we treat the most vulnerable
areas of the structure with liquid termiticide**

What does this cost?
Payment for termite protection is paid exactly as an insurance
policy - in advance of the time period covered. The price of your renewal
payment is set forth on the contract, which was transferred from your
Homebuilder to you. Your renewal date was also set within the contract
passed on to you at your closing.
Commercial Pest Control provides 2 methods of paying your
renewal fee:
1) Payment in full on or before one year has elapsed from the "Effective
Date of the Contract". This is referred to as "Paying Annually".
2) Installment plan which allows you to pay with advance quarterly installments
and receive a discount of $50. The payment amount is determined by taking
the total yearly cost minus $50 and divide by 4. The 4 equal payments
will be paid every 3 months.
· The first payment is due 3 months AFTER the "Effective
Date of the Contract".
· The last payment is due exactly 1 year from the "Effective
Date of the Contract".
· Utilizing the installment plan serves to extend your contract
for an additional 3-month period.
· This type of payment arrangement gives additional benefits (i.e.
Discounted pest control services and assistance with transfer of contract
with the sale of your property).
· For further explanation of this payment method see the example
outlined within your contract.
**Please note that one of these methods must be chosen
by the homeowner within 3 months of the "Effective Date of the Contract".
By default your account will be switched to yearly if you do not choose
a method of payment. Once the method is chosen it will remain in place
for the remainder of the contract. Failure to pay the renewal fee results
in instant cancellation of the protection agreement. **

Does your contract cover damage?
Yes, Commercial Pest Control will repair such damage per occurrence
up to $25,000 subject to a $750 deductible by the purchaser.
How long is the contract?
The contract is on a yearly basis if one chooses the payment option
of yearly. If one chooses the quarterly option the contract is renewed
every 3 months. This agreement may be terminated by either party, at any
time, for any reason. Upon termination for any reason, Commercial Pest
Control will continue to service the property under the contract until
all prepaid time periods have elapsed.
When do you treat my house for
termites?
Commercial Pest Control will conduct periodical
inspections as called for by the bait system installed, and provide additional
treatments deemed necessary by Commercial Pest Control at no additional
cost.
What if I am chemical sensitive?
Commercial should be contacted immediately so proper modifications to
treatment plans shall be made. In addition the account will be noted for
further treatments.
What if I make an addition to
my home?
The agreement covers only the structures shown on the Inspection Graph
that is with your signed contract. If the identified structures are to
be added to or modified in any way, or if soil is to be removed or added
around the foundation, Purchaser must notify Commercial in advance and
must purchase additional treatment deemed necessary by Commercial.
What if I sell my house?
The agreement at Commercial's option be transferred to the new owner upon
payment of a service transfer fee. The new Owner agrees to abide by the
terms of the agreement and to fulfill all of the obligations and responsibilities
of Purchaser. Commercial reserves the right to adjust the annual extension
charge immediately upon transfer of ownership. If the new owner fails
to pay the service transfer fee then the agreement will terminate automatically
as of the date of the transfer of property. Please note that any transfer
will only occur if customer uses Commercial's Termite Letter for closing
purposes.
